Sector E-12 of Islamabad is relatively a new housing society, introduced by CDA to plan the housing business of its capital city due to the increasing population and increasing demand of residence.

Conveniently situated at the foot of the beautiful Margalla Hills, E-12 is neighboring the comfortable Sector E-11 and enjoys good access through Main Margalla Road, and is in close vicinity to major urban sectors including F-10, F-11 and D-12. 

It covers an estimated area of circa 745.87 acres (5,967 kanals) and will host 4,430 residential plots of different sizes, allotted commercial areas, parks, schools, health and municipal facilities. 

According to officials, the project particularly focuses towards offering small-size residential units to poor families to ease the housing shortage in the federal capital. CDA is endeavoring in constructing basic infrastructure for the city like roads, water supply, underground electrification, sewerage, and play grounds. 

Once ready, Sector E-12 will transform into a diverse, mixed-use, and well-connected community offering affordable and high-quality living in the federal capital.

Sector E-12 Islamabad Location:

Sector E-12 lies at the base of Margalla Hills, and is located close to developed Sector E-11 and have a direct access from the Main Margalla Road, which offer easy access from all sides of Islamabad. Strategically bordered by well–known sectors including D-12, F-11, and F-10, E-12 is near to all necessary amenities, such as schools, hospitals, markets, religious places like Golra Sharif Darbar, etc. 

It also enjoys the advantage of being surrounded by hotels, restaurants and shopping districts, with its serene surroundings making it an idyllic place for those in search of a place of residence or investors.

Master Plan:

The city planners of the Capital Development Authority (CDA) have meticulously planned sector E-12.  It is designed to keep in line with cutting edge contemporary urban planning in a way which also addresses the residential requirements of the less-income bracket as well as middle-income bracket. 

Occupying an enormous land of 745.87 acres (5,969 kanals), the sector is divided into well-networked zones which provide a balanced arrangement of residential, commercial, recreational and institutional usage.

The residential scheme consists of 4,430 plots of different dimensions catered to meet the needs of each family. Aside from residential, 45.45 acres of land in the master plan are designated for commercial uses, which will make available shopping, markets and business areas serving residents’ daily needs. There will also be specific green belts, parks, playgrounds and graveyards in the sector to provide a healthy and complete environment to all inhabitants of the sector.

The city should have an infrastructure that will support its public service, and that is a center of the plan. It comprises plots for schools, colleges and hospitals to facilitate schools and healthcare facility at walking distance. Stormwater drainage (NALLAHs), sewerage, and roads (from major vehicular arteries to service roads) to ensure easy movement of traffic are also part of the plan.

CDA proposal also focuses on contemporary utility services through underground electrification network and sanitation facilities. Ducting for all underground services will also be put in upfront to prevent future disruption. The master plan of Sector E-12 proposes such a self contained, eco-friendly and well planned community, combined with modern living it aims to offer affordable and quality infrastructure.

Flats for Rent in E-12 Islamabad:

E-12 is an emerging residential sector of Islamabad introduced by Capital Development Authority (CDA). The project is a huge opportunity for future housing and expansion, but remember, the project is very much still in its early phases of development. Critical infrastructure such as roads and utilities have been partially completed and not all residential or commercial development has occurred.

As of now, no flats or apartments are available for rent in Sector E-12. The sector is still undergoing groundwork and layout implementation, and vertical housing developments such as flats will be part of the later phases of construction. 

Houses for Rent in Sector E-12 Islamabad:

Sector E-12 is an under development sector of Islamabad located and being constructed by the Capital Development Authority (CDA). Even though the master plan provides for thousands of residential plots and the infrastructure to fill them, there are currently no houses to rent. The industry is further in the nascent stages where work is related to roads, underground electrification, water supply pipelines and sewerage.

Shops for Rent in Sector E-12, Islamabad:

Since Sector E-12 is currently an under-construction sector, we have started to see some commercial rental which also means that it will soon be ready for conducting commercial activities in the sector. 

Currently, there are only a few available shops for rent measuring around 300 square feet in sub-sectors of E-12/2 and E-12/4. Rent fees vary between PKR 32,000 and 40,000 per month according to location and condition.

E-12 Islamabad Plot for Sale:

Sector E-12/2 in Islamabad offers a wide variety of residential plots for sale, catering to investors and homebuilders alike. The sector indicates an apparent shortage in demand driven by an increasing variety of options.  4 marla plots priced at approximately PKR 1.3 to 1.46 crore and 5 marla plots priced from PKR 1.7 to 1.95 crore. There are bigger options available as well, 10 marla plots can be purchased from PKR 3.15 to 3.75 crore, 14 marla for PKR 4.45 to 4.55 crore, and 1 kanal from PKR 5.75 to 6.5 crore. Unlike before b/w 21-22 marla, the premium plots have hit the floor and you can see even 22 marla available at a minimum of PKR 7.25 crore (recently a 600 sq yd approx 24 marla has been listed at PKR 8.5 crore). Payment Plan:

The developers of Sector E-12 Islamabad have designed the payment plan to ensure that the society offers market plots affordable for common people and the lower-income class. The Capital Development Authority (CDA) developed this sector to provide cheaper residential options in Islamabad. Initially, CDA allotted the plots through a draw and announced their categories in various sizes, particularly 4 Marla, 5 Marla, 10 Marla, 14 Marla, and 1 Kanal.
